Off-Campus Student Housing FAQs

At The Hamptons Statesboro, we call co-signers “guarantor” because they handle more than just the financial piece of the lease agreement. A guarantor is a person who guarantees the obligations of the residential lease agreement will be met, including both the financial piece and the approval standards. 

Our residential lease agreement requires all residents to have a satisfactory credit history and an income of at least three times the rent. Guarantors do not need to be present at the lease execution, as our leasing agents will send all required paperwork electronically via email.

We allow cats and dogs on our property. Dogs are permitted up to 75 lbs. We do not allow any aggressive breeds of dogs. Our pet fee is $250 plus an additional $25 per month. Limit of two pets per apartment/cottage. Restrictive breeds are defined as: Akita, Alaskan Malamute, American Staffordshire, Chow Chow, Doberman Pincher, Great Dane, Pit Bull, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, German Shepard, Boxer, Perro De Presa Canarios and any wolf hybrids or mix of these breeds.

Yes! You can list out the people you’d like as your roommates when completing your application. It’s important that all roommate requests be made by every applicant and that all requests are mutual. These are placed on a first-come, first-served basis, and are taken in order based on the date the lease is executed.

Yes! While there is no guarantee that we can honor your request, you can absolutely request a specific apartment. All apartment requests are placed on a first-come, first-served basis, and are taken in order according to the date the lease is signed. With that in mind, the sooner you sign your lease, the better your chance is to receive the apartment you want! We will do our best to accommodate your request.

You’ll be notified via snail mail and/or email of your apartment and roommate assignments approximately 2-3 weeks before your move-in date.

We understand that issues can arise in roommate situations. We first ask students to communicate directly with one another to work toward a solution, but if there are differences that cannot be worked out — depending on availability — residents may be able to transfer.

*A transfer fee may apply and the transferee will be required to pay the pre-determined rental installment rate for the new room.

Using the Resident Portal on our website, you can easily submit a maintenance request for either your bedroom or your apartment. If you’d like, you can also stop by the leasing office and let our friendly office staff help you out. Make sure to be as specific as possible regarding the location and actual maintenance issue.
